Many thanks for your kind wishes and hugs - I can't tell you how much they're appreciated.
The house is still a tip but there's no longer water everywhere!
Sometimes I really appreciate being a tenant and being able to call on someone who will sort it out. After I'd left for work, the landlord's son came to empty the casserole dish every ten minutes until the plumber got here and drained the system!
We've now got cold water (in the taps! ) and can have a shower next door. I'm looking forward to my bed tonight! |

In stark contrast to my last post, I'm now feeling very unhappy about being a tenant.
Our Rayburn is going to be 'mended' so that it can be used to to keep the downstairs warm but it won't be heating the hot water or running the radiators upstairs. When I asked the landlord how long that would go on for he said he'd have to think about it but it would be like that for this winter!
That means we'll be paying to run the Rayburn AND paying to run the immersion heater but we'll STILL have no heating in the bathroom unless we pay to run the poxy little wall heater that doesn't make the room warm and costs a fortune to use.
I was trying hard to look on the bright side about being a tenant when the boiler actually flooded, but actually, it makes me feel powerless and dependent and pathetic. |

Sympathies KDD, wonder if your landlors is related to ours. When our heating thermostat broke a few moths ago, he tried to claim that the central heating was ours so we should fix it. Only caved in when we suggested having it repaired and then taking the money of the next rent. We've since had the electric cooker die on us and replaced that with one we bought on ebay and 2 months later got the money back.
When we finally leave, I'm planning to tell him we're taking the radiators as they're part of our heating system
Unfortunatley, unless certain things are clear in the lease, they can get away with murder but you can always try the annoyance factor - if you check up often enough on when something is going to get done, eventually it becomes less hassle to fix it than to leave it - our tried and tested tactic which I would recommend. _________________ Ali |

I suppose I shouldn't complain really since our landlord is just being his usual, thrifty, un-hurried self rather than being unhelpful or obstructive. Apart from anything else, our rent is now quite a lot under the market value since he hasn't put it up much over the last 15 years.
It's just that I thought I'd left behind the days of a damp, chilly bathroom and the art of having a wash in thirty seconds flat. Not to mention the cost of being this cold.
Does anyone know if there are new regulations on thermostats? The leaky tank (not the Rayburn, but the tank that caused all the problems in the first place) has got new thermostats fitted and the water just isn't hot. They look as though they're turned up full but you can still hold your hand under the water first thing in the morning when the water has been heating overnight and that doesn't seem right. |

| kd we just had our old back boiler replaced seven weeks ago(came down one morning like you to soaked carpets and sofa) and our gasfitter/plumber told us the only new reg. is that thermostats have to be fitted to all new radiators and heating appliances but there are no restrictions as to how hot/cold you can then heat your house or water. (There are restrictions thogh as to the type of boilers that can now be fitted apparently) Our water can still be too hot to put your hand under if necessary. Sounds as if something is still wrong with yours, any chance you can get someone else to check it - a lot of plumbers here have a no call out charge policy - then you'd have some facts to throw at your landlord? |

My landlord rang this morning before I went to work. He's found a re-conditioned Rayburn and did I mind it being light blue! I was so relieved! I don't honestly care what colour it is or that it's smaller than our existing one and will only be able to run one radiator (in the bathroom ). I don't even mind that we won't be getting it for another two weeks - just as long as we get it!
I think he may have realised that waiting until next year to make a decision was not something I was very happy about!
Oddny, thanks for that. The plumber is coming back on Friday to replace the existing immersion heater tank which caused all the problems in the first place. I'll get him to have a look. |
